Orbit Homes

With plans to build 2,000 new homes every year, reaching a total of 25,000 by 2030, Orbit is one of the country’s major housing developers. We also have an exciting strategic partnership with Homes England  to deliver, with a funding package of some £129 million. Yet, it is our approach that really sets us apart.

We’re delivering a truly varied range of homes, ranging from private sale and shared ownership to affordable and social rent properties all across the Midlands, the East and South East. We’re driving innovative initiatives such as low-carbon district heating, and we’re working to manage the entire development process from land acquisition to house building ourselves. What’s more, we’re driving large-scale regeneration projects, too, where we’re investing heavily to improve our existing portfolio in a sustainable way. With a commercial approach that believes in creating profit to reinvest in more affordable homes, and rapid growth in this team, it’s an exciting place to be.

Sales

At Orbit, we believe in working to make sure that more and more people have the chance to buy a high-quality, affordable home. To make this happen we provide the very widest range of options, including, market sale, help to buy and shared ownership.

Our Sales team really connect with customers and take them carefully through every stage of the house buying process, building a relationship of trust and respect. We work to get an in-depth understanding of every customer’s needs, finding not only the right home for them, but the right type of tenure to help them get on, or move up, the property ladder. What’s more, we’re always developing our services to find new ways to make the home buying experience easy, stress-free, interactive and enjoyable.

There’s a very clear career progression route within our sales team. Formal training is provided in areas from selling skills, and brand awareness to house sale processes. What’s more, regular regional and whole team meetings mean you’ll always be involved, included and listened to.
With our plans to build up to 25,000 new homes by 2030, there’s a lot of scope to grow in our Sales division, where you’ll be fairly rewarded with clear commission structures, and nurtured as part of a team that takes great pride in its work.

Build

At Orbit, we’re very proud of the fact we build our own houses – whether they are for sale or for rent. From the moment we achieve planning consent, our build operations and site management teams take complete ownership of development projects. They deliver award-winning homes that enhance thousands of people’s surroundings and create security for households across the Midlands and the East of England.

Our Site Managers and Project Managers oversee the installation of roads and essential utilities, whilst supervising the army of trade experts from bricklayers to plumbers who build our properties Health, Safety, Welfare and Wellbeing is paramount in all our work – as is the strongest commitment to delivering for our customers.

We want every Orbit home to be durable, sustainable and finished to the highest standards as well as delivering real value for the people that live in it and Orbit itself (with every penny of profit reinvested back in the communities we serve, there’s an extra incentive to deliver strong commercial results).

With a new funding package of £129 million from Homes England to develop 2,762 affordable homes by 2022, the scale of our plans make the Orbit a great place to drive change (not least because this is just part of our wider strategy to deliver 25,000 homes by 2030). What’s more, our belief in people isn’t just confined to our customers – we’ll listen to your opinions, have faith in your abilities and give you the environment you need to let your talents thrive.

Land & Development

At Orbit, we believe in helping to tackle the UK’s housing shortage by creating 2,500 new homes for sale and rent every year – and by reinvesting every penny of profit back into our communities and development projects. We also believe in our Land & Development team. We trust them to think for themselves as they find, create and shape great spaces for people to live across a wide range of tenures and development types, all the while meeting some really ambitious targets.

Our land teams are responsible for getting out and about in the region to research and identify the best sites for us to build on. One day you could be liaising with a private landowner – perhaps a farmer – to negotiate a land purchase for a site to build 50 homes on, whilst the next day you could be meeting with a strategic partner like a local authority to progress a deal for land which will create a new community of 1,000 homes.

Working closely with colleagues in Operations, Sales and Finance, the team reviews and assesses land opportunities, deciding the type of tenure each site is best suited to, arranging planning consent, and progressing consent through to completion. Whether you work as a land manager or in a support role ensuring that legal and technical documentation is effectively completed, you’ll make a vital contribution.

Commercial & Technical

As an energetic, innovative developer we’re passionate about designing homes and communities that we can all be proud of. Our technical and commercial teams constantly strive to create award-winning designs that are highly marketable, buildable, durable, and cost efficient. Whether we’re designing a family home, or independent living complexes for those in retirement, we want to create spaces that meet the needs of the widest range of people in the communities we serve.

We’re involved at every stage, from site inception and design, through construction and beyond to the post completion analysis that allows us to continually improve our products and our service. With such a wide portfolio of property designs, specifications and development layouts, and ambitious plans to create 25,000 new properties by 2030, there is lots of scope to develop your ideas and your career at Orbit.

Join us, and you’ll use your technical expertise and innovative ideas to overcome challenges and create real value for the people living in our homes and for Orbit itself. We believe in people – and their future – so all of the profit we make is reinvested straight back into new projects and developments.
